This study empirically analyzes the impact of borrowing constraints on housing tenure choice of newly-married households. Two approaches are made to incorporate borrowing constraints into the analysis. First, to examine the impact of LTV and DTI restrictions, wealth constraint and income constraint are separately modeled. Second, the two constraints are combined in to an integrated constraint to take account of trade-off conditions of the two constraints.
Probit models are estimated using a sample of young adults from the National Housing Survey in 2017. Estimation results show that the probability of house ownership of newly-married households is significantly and negatively influenced by the wealth constraint and the integrated constraint. However, income constraint is found to be statistically insignificant to housing tenure choice of the newly-married households. These findings indicate that, to stimulate home ownership rates of newly-married households, relaxing the LTV restriction is a better policy measure than loosening DTI restriction. It is also found that demographic characteristics such as household head¡¯s age, number of family members and economic variable such as permanent income, are important factors that affect housing tenure choice of newly-married households.
