본 연구는 공유경제 개념 확산에 따른 공유 오피스의 국내 도입과 관련하여 공유 오피스의 개념을 정리하고 공유 오피스의 임대료에 미치는 주요 요인들의 분석을 목적으로 한다. 공유 오피스는 기존 오피스와 같이 사무공간이라는 공통된 속성을 가지는 한편 공간을 점유하는 새로운 개념에 따라 공유 오피스만의 고유한 특성을 함께 지니고있다. 이에 헤도닉가격모형을 이용하여 공유 오피스 임대료에 영향을 미칠 것으로 예상되는 다양한 특성들을 변수로 선정하고 선형 회귀분석을 통해 계수를 추정하여 그 의미를 분석한다.
서울 소재 공유 오피스의 개별 공간 단위를 대상으로 분석한 결과, 기존 오피스 임대료에 영향을 미치는 요인인 지하철역과의 거리, 주차 가부, 권역 특성이 공유 오피스 임대료에도 유의하게 영향을 미치는 것으로 나타났으며 공유 오피스의 특수성을 고려한 독립변수 중 최소 임대기간, 리셉션 유무, 프랜차이즈 여부, 해당 층, 좌석지정 여부, 공간개방 여부는 유의한 결과로 분석되었다.

The purpose of this study is to clarify the concept of Sharing Office and to analyze major factors affecting rents rate in relation to the introduction of Sharing Office in Korea under the spread of Sharing Economy concept. The sharing office has a common attribute of office space like existing office, and has unique characteristics of sharing office
according to new concept occupying space. Therefore, the hedonic price model is used to select various characteristics that are expected to affect the rent of the sharing office, and the coefficients are estimated by linear regression analysis.
Analysis of the individual space units of the sharing offices in Seoul shows that the distance from a subway station, parking lot and regional characteristics which also affect the conventional office rent may significantly affect the Sharing Office rent. The minimum leasing period, reception, franchisee, level located, Designated Seat and Private Space are also significant variables.
