The purpose of this study is to clarify the concept of Sharing Office and to analyze major factors affecting rents rate in relation to the introduction of Sharing Office in Korea under the spread of Sharing Economy concept. The sharing office has a common attribute of office space like existing office, and has unique characteristics of sharing office
according to new concept occupying space. Therefore, the hedonic price model is used to select various characteristics that are expected to affect the rent of the sharing office, and the coefficients are estimated by linear regression analysis.
Analysis of the individual space units of the sharing offices in Seoul shows that the distance from a subway station, parking lot and regional characteristics which also affect the conventional office rent may significantly affect the Sharing Office rent. The minimum leasing period, reception, franchisee, level located, Designated Seat and Private Space are also significant variables.
